HOW AI IS STREAMLINING HOME BUILDING


At this year’s NAHB International Builders’ Show (IBS), Builders FirstSource provided an advance look at the next generation of AI-enabled digital solutions designed to save time and money, reduce errors and rework, and sell more homes.

These solutions, which are slated for release later this year, will help address the disconnection across design, purchasing, sales, and construction processes which has plagued builders for years.

“Builders have been forced to manage multiple systems that don’t always talk to each other, which creates inefficiencies, errors, and rework throughout the process,” said Gayatri Narayan, president of technology for Builders FirstSource, the nation’s largest supplier of materials for home builders. “Builders have a lot of solutions, but they’re more point solutions that are geared towards solving specific problems.”

These disjointed, one-off solutions have created inefficiencies across the home building cycle that cause delays, rework, and profit loss.

CONNECTING THE BUILD PROCESS


The platform integrates data across four core phases of home building:

  • Launching communities
  • Plans and design
  • Homeowner selections
  • Purchasing and construction

Because those phases are traditionally siloed, builders often struggle with managing specifications and codes across jurisdictions and gaining real-time visibility into key sales and market trends. They’re also not able to easily search historical data, such as which plans offer a downstairs primary suite or an optional bedroom/home office flex space.

Using AI to help integrate those phases not only allows builders to leverage that data but also seamlessly translate plans into sales, selection, and purchasing workflows. “A lot of what we’re doing is making that connection between the vendor, their SKUs, their availability, their lead times—all the way down through the distribution channel through the design process,” Jackson said.

Natural language AI search also improves plan discovery and enables conversion from 2D plans to 3D digital twins with sales-ready visuals.

 

ADDRESSING BUILDING CHALLENGES


This integrated digital platform addresses four key challenges facing today’s builders:

  • Reliance on manual data transfer between estimating, design, and purchasing systems
  • Errors that originate early but surface much later, when costs are highest
  • Lack of a single source of searchable information available across teams and projects
  • Lack of real-time visibility, which slows decision-making and increases risk of error

“When errors happen early in the process but aren’t discovered until construction, the cost and schedule impact can be significant,” Jackson said.

Narayan emphasized that home building challenges such as affordability, supply chain variability, and labor constraints, make it critical for builders to have scalable, connected digital processes that help improve collaboration with everyone from subs to home buyers. Ultimately, the platform provides builders with a competitive advantage by helping them reduce costs, minimize errors, and deliver projects faster.

“This type of integration strips away waste, inefficiency, and confusion. The builder is offering better value and ultimately better quality to the consumer,” Jackson said. “On top of that, the experience for the consumer is far superior. Providing digital selection capabilities and allowing customers to visualize options and interact with them in a way that allows them to personalize the experience is what modern customers expect.”
